On behalf of the New Brittany II Homeowners Association Board of Directors and the other homeowners of New Brittany II, we would like to welcome you to your new home and our community. Over the coming months, we look forward to meeting you whether it be walking down the streets, at a Board Meeting or a community activity. 
 
 
The operation of your Homeowners Association is governed by a board of volunteer directors. The Board of Directors is elected by the community to oversee the daily functions and financial responsibilities of the Association. The Board is also responsible for maintaining members’ compliance with the established governing documents of the Association. These documents have specific provisions regarding what can and cannot be done to your property. As you make your way through the buying process, you should be aware that there are Homeowners Association fees that are required as part of the purchase of any lot or home in the New Brittany II community.  Below are the fees required:

HOA Initiation Fee $500 Buyer At Closing
HOA Governing Documents  $0 Electronic Copies  
HOA Governing Documents $250  Printed Copies (Negotiated between Buyer or Seller) At Closing
Resale Certificate Fee $125 Seller At Closing
HOA Annual Dues (per Lot) $250 Buyer At Closing if during the last quarter
 
As a new homeowner, you may already have some ideas on how you would like to improve your property. Please keep in mind, the HOA has a Design Review Committee to help maintain the quality of our neighborhood. Its function is to evaluate the plans for all exterior landscaping, repairs and remodeling (such as pools, painting, decks, fences, trees and bushes, replacement roofs, etc.) to ensure compliance with all governing documents. The purpose of this review is to protect our scenic environment and maintain the value of our homes. All modifications to the exterior of your property, including repainting with the same color, must be submitted to the Design Review Committee for approval before any work begins. Here is a link to get the Plan Review process started, Plan Review Application. If work is started without prior approval, the homeowner risks being cited for a violation and may be required to pay a fine and/or alter or remove the changes at significant additional cost.
