New Brittany II Website 1. How do I clear the results of a word search I have initiated on the website Home page?
When the search function found on the Home page is used to search for a word or phrase, all of the corresponding words or phases will be highlighted throughout the website. To clear the results of a word search initiated from the Home page, requires the user to logout of the site and then log back in. If you initiate another word search, only the last initiated word search results will be highlighted.
2. Is it possible to export the events on the Community Calendar "quick view" section on the Home page to my personal calendar?
Exporting events to a personal calendar is only available from the Community Calendar itself and not from the quick view section on the Home page. The Community Calendar can be accessed in one of two ways:
- Selecting the "View Calendar" link at the bottom of the quick view section on the Home page
- Selecting the "Community Calendar" Link found on the Community page of the website.
On the Community Calendar, selecting a specific event brings up the event details and a link to "Export This Event".

What are the annual dues to the New Brittany II Homeowners Association?
The annual dues are determined at the Annual Meeting in October. Payments may be made online via the website Annual Dues Payment link which is available January 1st through January 31st on the Home Page. This link is also available under the Homeowners tab. Checks may be mailed to New Brittany II HOA, PO Box 7725, York, PA 17404. Please do not submit payment prior to January 1st. Checks must be postmarked no later than January 31st in order to avoid late fees.

What are the yard and lawn standards ?
Please see Article M Section III of the New Brittany II, Declaration of Restrictions Covenants and Conditions for more detailed information. In addition to the Declaration of Restrictions Covenants and Conditions the Homeowners Association's Board of Directors has developed a supplemental Landscape Policy which is available at this link Homeowners Information.
The following are minimally acceptable standards for all residents, including home owners and home renters, within the confines of the community: 1) Mowing Frequency: During the growing season (April 1 to October 31) lawns must be mowed at least once every 10 days. 2) Maximum Height of Lawn Vegetation: Year-round, any lawn vegetation should be no more than 5” in height as measured from the top of the soil. This includes the areas of the lawn that adjoin surface structures, or adjoin landscape, are next to utility boxes and underneath and around fences, therefore residents should take care to trim lawn vegetation that might not easily be cut by a conventional lawn mower.
Who is responsible to clear snow from sidewalks?
Property owners and those who occupy properties (i.e., single family home tenant) have the duty to shovel sidewalks within a specified time frame after a storm has ended. The Township does not have a “sidewalk” ordinance for snow removal. The only reference to snow removal is section 21-201.1.G Prohibition of Certain Obstructions.
(1) The throwing, pushing, blowing, placing or plowing of snow from private property into or onto a cartway of any street.
(2) Piling snow more than three feet high within the clear sight triangle of any intersection of any street.
Additionally, snow removal presents a challenge to Manchester Township. During the active snowstorm the public works department will attempt to keep open the major routes (arterial and collector) streets of Manchester Township to facilitate the movement of emergency vehicles. As a storm subsides the snowplows will methodically plow each and every public street in Manchester Township. Residents can assist the public works department by moving, where possible, vehicles off of the streets during and after the storm event. The public works department and the fire department also seek the residents assistance in clearing snow away from fire hydrants and storm sewer basins. Developments are normally plowed after the snow has stopped.
What do I need to do if I want to make improvements to the exterior of my home?
As a new or existing homeowner, you may have some ideas on how you would like to improve your property. Please keep in mind, the Homeowners Association has a Design Review Committee to help maintain the quality of our neighborhood. Its function is to evaluate the plans for all exterior landscaping, repairs and remodeling (such as pools, painting, decks, fences, trees and bushes, replacement roofs, etc.) to ensure compliance with all governing documents. The purpose of this review is to protect our scenic environment and maintain the value of our homes. All modifications to the exterior of your property, including repainting with the same color, must be submitted to the Design Review Committee for approval before any work begins. If work is started without prior approval, the homeowner risks being cited for a violation and may be required to pay a fine and/or alter or remove the changes at significant additional cost. Where can I park in the New Brittany II community?
Visitors are allowed to park cars only overnight on the street where there are no "No Parking" signs and or No Parking symbols. If the visitor's stay is longer than two days and parking on the street Homeowners are asked to provide the make, model, license plate number and length of visit to the Board of Directors by using the Contact Us form.
Also, all homeowner vehicles must be parked on the Lot of each Lot Owner, either in the garage or on the driveway. Each Lot shall have constructed sufficient driveway or parking area to accommodate all owned vehicles. Homeowners are prohibited from the outside storage and/or parking of unregistered vehicles, motorized off-road vehicles, inoperable vehicles, boats, campers, recreational vehicles, commercial vehicles, motor homes, trailers of any type or mobile homes on their property.
What do I do if my neighbors dog is barking?
From the Manchester Townships website Municipal Code Chapter 2, Animals:
"Pet owners are responsible for controlling their pets on their property. Stray dogs or those without proper tags will be picked up by the Dog Enforcement Officer. Excessive barking/animal nuisance prosecution can result only when the individual files a formal complaint with the District Justice. Call 911 to contact animal enforcement officer...."
§ 2-102 Barking Dogs.
[Ord. 1992-7, 5/26/1992, § 2]
1. It shall be unlawful for any person to confine a dog in an open air enclosure, including a fenced yard, where its barking may disturb the quiet of the neighborhood after 10:00 p.m. or before 6:00 a.m., prevailing time. Said dog shall be confined within a relatively sound-proof building with closed doors and windows during those hours.
2. It shall be unlawful for any owner or persons responsible to said owner to permit the continual daylight barking of any dog or dogs. Continued daylight barking shall mean the barking of any dog for a continuing period of 30 seconds or more on three or more occasions during any 20 minute period.
