As a member of the New Brittany II community, we hope when you consider selling your home, you discover that your initial investment has increased in a measurable way.  This was the intent behind the governing documents created by the developers years ago.  Your increased value also serves as an indicator that members of the community and the Homeowners Association Board of Directors have been working together to make New Brittany II a community that others consider a desirable place to live.  It is the litmus test indicating that being part of a planned community produces benefits to those who choose to invest in the community.
 
Buying and selling a home can be a rollercoaster ride of emotion regardless of which side of the equation you reside. As the seller, you should know that the Homeowners Association Board of Directors wants to do everything possible to make your sales transaction go as smoothly as possible. The following items can assist your process:
 
  • Make sure that you disclose your home is in a planned community governed by a Homeowners Association. 
  • When completing your disclosure statement, be sure to list the fees buyers will be responsible for paying to the Homeowners Association.  These fees include an initiation fee and annual Homeowners Association dues for each lot purchased. (Please see the table below for specific amounts)
  • There is also a requirement for the buyer to receive a complete copy of the governing documents. While you may have these documents from when you purchased your home, the buyer needs to receive current copies of these documents. The governing documents on the NB2 Website are the current Documents and can be printed and given to the buyers. The Treasurer of the Board of Directors will also provide electronic copies of the governing documents with the Resale Certificate that are emailed to the Escrow Office. Should a printed copy of the documents be needed for any reason, the seller can complete an Owner Document Package Request form on the Forms page of the website. There is a $250.00 administration fee for printing and binding the governing documents.  Who pays, buyer or seller, for the document package should be negotiated between the parties as part of the selling process.
