What has been the general trend of home values in York County over the last year? How do those numbers compare to the Brittany development?
For 2022, average home sale prices in York County were up 9% over 2021. Typically, York County sees about 2-3% in home value appreciation each year. In Brittany, the average sales price in 2022 was $678,393, whereas the average in 2019 was $470,310. That works out to a 44% increase since before COVID. There is limited sales activity so far in 2023, but the seller’s market appears to be continuing given the low inventory.
What is the average time it takes to sell a home in York County over the last year? How does the timing compare to homes being sold in Brittany Estates?
The current average days on the market for York County is 11. In Brittany Estates the average for homes that have sold this year is 25 days, with most homes either selling in the first week or sitting on the market for a while. This is down from 100 days back in 2019.
